Our expertise

What we do.

Three practices, engaged independently or together, depending on what a project actually needs.

Most firms make you choose: a development consultant who doesn't touch your operations, an operations consultant who doesn't understand construction, or a technology consultant who has never read a pro forma. Red Wolf works across all three because real problems don't stay in one lane. A stalled project is often a process problem. A margin problem is often a data problem. We start with what's actually in front of you and bring the right practice, or the right combination, to it.

01 Development & Project Consulting

The development seat, without the full-time hire

We guide real estate projects from concept to completion, helping developers, owners, and investors navigate every stage of the process. Some clients bring us in for a single decision, such as whether a site is worth pursuing. Others hand us the project and let us run it. Either way, the job is the same: understand what the deal actually supports, build a plan that holds up under scrutiny, and keep the details from becoming problems.

Development is a sequence of decisions made with incomplete information, under time pressure, using other people's money. The difference between a project that works and one that bleeds is almost never a single dramatic mistake. It is the accumulation of small things nobody owned. A survey that came back late. A cost assumption nobody updated after the design changed. A draw package that took three weeks to assemble because the documentation was scattered across four inboxes.

Red Wolf takes ownership of that layer. We bring institutional development discipline, the kind built running large-scale multifamily projects with real capital behind them, and apply it at whatever scale your project actually is. We're comfortable in the pro forma and comfortable on the jobsite. We'll tell you when the numbers don't work, and we'll tell you early, when the answer is still cheap.

What we can take on

Every engagement is shaped around the project, but the work generally falls into these areas:

Site selection & land acquisition
Sourcing and screening sites against your criteria, off-market outreach, broker coordination, purchase and option strategy, and support through contract and closing
Feasibility & due diligence
Site analysis, highest-and-best-use, zoning and entitlement pathways, utility and site condition review, back-of-napkin through full-scope feasibility studies
Financial analysis
Development budgets, pro formas, sensitivity and scenario analysis, sources-and-uses, returns modeling, cost validation
Entitlements & approvals
Process mapping, municipal coordination, submittal tracking, consultant management through the approval sequence
Preconstruction
Scope development, bid packages and leveling, contractor selection, budget reconciliation, value engineering support
Project execution
Schedule management, consultant and contractor coordination, meeting cadence and documentation, RFI and submittal tracking, change order and draw review
Owner representation
Protecting your interests through design and construction when you don't have an internal development team
Reporting
Lender, equity, and partner reporting built to be read, not reformatted
You might bring us in when
You have capital or a mandate but no site yet, and you need someone sourcing and screening land
You're under contract and the feasibility period is running
The deal needs to go in front of a lender or investment committee and the numbers need to hold up
You've got more projects than people, and something is going to slip
You're a first-time or occasional developer who needs someone in your corner across the table from the GC
A project has gone sideways and you need an honest diagnosis before you decide what to do about it
You own something and genuinely don't know what the right move is
02 Business Operations

Systems that scale past the founder

We help developers, construction professionals, and businesses strengthen operations through process optimization, scalable systems, and strategic support. Growth exposes whatever structure you don't have. The spreadsheet that worked at three projects breaks at eight. The knowledge that lives in one person's head becomes the bottleneck. We build the operating layer that lets a small team perform like a much larger one.

Most construction and development companies aren't underperforming because the people are bad at their jobs. They're underperforming because nobody has had time to design how the work actually gets done. Estimates are built differently by every estimator. Project handoffs are verbal. Reporting is assembled by hand at the end of the month, from memory, under deadline. It works until volume doubles and it doesn't.

We come in, learn how your business actually operates (not how the org chart says it does), and build repeatable process around it. That means documented procedures people will actually use, clear ownership, workflows that survive turnover, and reporting that tells you something before it's too late to act on it. We're not interested in handing you a binder. We're interested in whether the thing still runs six months after we leave.

What we can take on

The scope depends entirely on where the friction is, but this is the territory:

Process design & documentation
Standard operating procedures, workflow mapping, role and responsibility definition, onboarding materials
Project delivery systems
Intake and handoff protocols, meeting and reporting cadence, document control, templates and checklists that standardize output
Estimating & job costing structure
Consistent bid methodology, cost code structure, budget-to-actual tracking, post-project review
Performance reporting
KPIs that matter for your business, dashboards and reporting rhythms, financial and operational visibility
Vendor & subcontractor management
Qualification, scope standardization, performance tracking
Organizational planning
Where the next hire actually goes, what to outsource, how to structure a team you're about to grow
Fractional operations support
Ongoing hands-on help for companies not ready for a full-time COO or director of operations
You might bring us in when
You're winning more work than your current process can absorb
Every bid takes too long and no two estimators do it the same way
You can't answer “how did that job actually perform” without a week of digging
Everything routes through the owner, and the owner is the constraint
You're preparing to hire, scale, or bring on a partner and the house needs to be in order
You've bought or inherited a business and need to understand what you actually have
03 Digital Transformation & Technology

Technology that earns its keep

We help organizations leverage technology to improve efficiency, automate workflows, and drive smarter decision-making. Not by selling you a platform, and not by launching an eighteen-month transformation initiative. Instead we find the specific places where your team is doing something by hand that a system should be doing, and fix those first.

Real estate and construction are among the least digitized industries in the economy, and the reason isn't stubbornness. It's that most technology aimed at the industry is sold by people who have never had to close out a project. The tools get bought, half-implemented, and abandoned, and the team goes back to email and spreadsheets, now with a subscription.

We approach it from the other direction. We start with the workflow, not the software. What does your team spend hours on that produces no judgment? Where does the same information get typed in three times? What decision would you make differently if you could see the number today instead of next month? Then we build or configure the smallest thing that solves it: an automation, a template, a properly structured tracker, an AI-assisted workflow, or yes, sometimes an actual platform. Then we make sure your people can run it without us.

What we can take on

Technology work is the most client-specific of the three practices, but common threads include:

Workflow automation
Eliminating manual handoffs, data re-entry, routing, and repetitive document generation
AI integration
Practical applications for document review, takeoffs and estimating support, proposal and report drafting, research, and summarization, with real guardrails around accuracy
PropTech & industry software
Evaluation, selection, implementation, and, critically, adoption of project management, estimating, accounting, and asset management tools
Data & reporting infrastructure
Getting your information out of silos and into a structure you can actually report from
Custom tools
Calculators, trackers, models, and internal applications built for how your business specifically works
Systems integration
Making the tools you already pay for talk to each other
Team enablement
Training and documentation so the solution outlives the engagement
You might bring us in when
Your team is spending real hours on work a system should handle
You bought software and nobody uses it
You want to use AI but don't know where it's actually appropriate versus where it's a liability
The information you need for a decision exists, but pulling it together takes days
You're growing and can't hire your way out of the administrative load
You want to know what's genuinely worth adopting and what's a sales pitch
How we work

How an engagement runs

No two clients need the same thing, so we don't run the same play twice. What stays consistent is the sequence.

01

Conversation

We start with a real conversation about what's in front of you. No pitch deck. We're trying to understand the actual problem, which is frequently not the one you called about.

02

Scope

We define what we're doing, what you'll get, what it costs, and how long it takes, in writing, before we start. If we're not the right fit, we'll say so and point you somewhere better.

03

Execute

We do the work, with a communication cadence set at the start. You'll always know where things stand. Surprises get raised immediately, not buried until the next update.

04

Handoff

Every engagement ends with you holding something usable: a decision you can act on, a system your team can run, documentation that outlives us. We're available after; you shouldn't need us to be.

How we engage
Project-based
A defined scope with a defined deliverable. Feasibility studies, underwriting, a process build, an implementation.
Ongoing / retainer
Continuous support at a set monthly commitment for clients with a steady flow of work or a project running long.
Fractional
We hold a seat on your team on a part-time basis, for companies that need development or operations leadership but not a full-time salary.
Advisory
Periodic access for a second opinion, a gut check, or a sounding board on decisions as they come up.

Every client is different, and every scope is built from scratch. The lists above are the range of what we can take on, not a menu you pick from. Most engagements start with a conversation about one problem and get shaped from there.

Let's build something that lasts.
